What should I ask before leasing a small office or warehouse suite?
Before you sign, ask what the rent includes, how long the lease runs, what you owe upfront, how building access works, and whether your business use is allowed. Those five answers tell you the real cost and whether the space will work day to day.
1. What does the rent include?
This is the biggest difference between spaces. Ask exactly which utilities, services and shared rooms are in the rent. At Z Novi Commons, private office rent includes heat, A/C, electric, water, the conference room, kitchen and parking. Warehouse suites are separately metered, so tenants pay their own utilities.
2. How long is the lease?
Lease length changes your flexibility and often your rate. Private offices at Z Novi Commons have a one-year minimum with longer terms available. Warehouse suites lease for 3 to 5 years.
3. What do I pay upfront?
Ask about the security deposit and anything due at signing. For private offices here, the security deposit is one month’s rent. You’ll also submit a short application with ID and business details before you receive a lease to sign.
4. How do access and security work?
If you work early, late or on weekends, confirm you can get in. Z Novi Commons has 24/7 access by key or key fob, with security cameras on site.
5. Is my business use allowed?
Zoning decides what can operate in a space. Tell the landlord exactly what you’ll do there, and confirm with the city before you sign, especially for fitness, auto or light manufacturing uses.
Other questions worth asking
- Can I put my business name on the door or a directory?
- Who handles maintenance, and how fast?
- Is there parking for clients and company vehicles?
- Is internet included, or do I set it up myself?
